Management Fee Ranges

Current as of January 1, 2010, the acceptable range for management fee yields for Florida are:

The above fees represent a per unit, per month calculation. They are converted to a percent of the total rental income of a property.
Allowable Add-On Fees include:

1. ADD-ON CATEGORIES Fee Per Unit Per Month
     
A. SUBSIDY MIX $2.75
 

A project has more than one type of subsidy, and the combination of subsidies requires more administrative oversight. The property must have at least 20% low-income families, including elderly. This fee will apply only to bond-financed and tax-credit projects with special monitoring and processing requirements, and to those properties financed under the following sections of the Housing Act: 236, 221(d)(3), BMIR or MARKET RATE, 202, 231/8, 223(f) and 221(d)(4).

     
B. LOCATION $3.75
 

Remote location, scattered sites, or adverse neighborhood conditions such as high crime areas or inner city.

     
C. COOPERATIVE OWNERSHIP $2.75
 

Management Agent is required to have additional legal and organizational responsibilities and extra knowledge.

     
D. HIGH DENSITY PROJECTS $2.75
 

A high percentage of three or more bedroom units increases the population density and can increase the cost of managing the property. The definition for high-density projects is a site with an average of not less than 2.5 bedrooms per unit.
